We were invited to become part of a residential development on a site 1/2 block from, and with a view of, the Salish Sea. The long block is located in downtown seaside Sechelt, on the Sunshine Coast, B.C., Canada. Our 20 residences and shared Community House amenities (3000 sq.ft+ inside) will be within a 4-story building, set in a pedestrian-centric, parklike setting, with parking slightly below ground level underneath the 4 buildings on the block. The Coastal Village (TCV) is a Society and one has to be a member of our Society to purchase in our building. Our Society will own the strata unit that comprises the interior Community House amenities and the exterior Limited Common Property amenities (patio, parking, storage, etc.). We are currently setting up our financial model to ensure that ownership (and hopefully rent-then-homeownership) in The Coastal Village is financially accessibility for 1/3 of our families. This will help to ensure that we create a multigenerational community. The Coastal Village is deeply invested in delivering a connected, rich community life. Whether living independently, or with family, friends or pets, we believe that life is better and more fun together than apart. Thoughtful architecture and clever community design will support our relationships. TCV will create a multigenerational, mixed-income, environmentally sensitive neighbourhood. Because we are building for people, not for profit, a socially conscious and patient approach guides our design decisions. This approach not only clarifies our commitment to our members, but also meets community housing needs and priorities and will lower living costs over time. The Coastal Village will be created, built and managed using the Sociocracy governance model of collaboration and consent – the glue of our resilient community. We have used this decision-making model from the get-go, as it is proven to create a strong group foundation and increase success with neighbourhood endeavours.
