Sovereign Tree Village, South Dakota

This is a rural, infrastructure-forward homestead base being stabilized and developed into Sovereign Tree: a long-term land project focused on water management, regenerative landscaping, and food/habitat systems—think Andrew Millison–style earthworks and practical permaculture: contour-based water slowing/spreading, tree establishment, food forest beginnings, shelterbelts, wildlife habitat, and soil-building. This is not an open commune. It is a structured, accountable living/working environment where agreements are written, measurable, and enforced.

Property Snapshot

* Furnished 5BR / 3BA house + garage
* ~20 acres with barns/outbuildings
* Surrounded by 2,000 wilderness acres of wooded canyons good for foraging, horse rides, and hunting (permits required)
* Private well water
* Established and planned homestead infrastructure (garden area, greenhouse/nursery facilities; details during screening)
* Rural location—limited commuting options; winter conditions can be serious

Two Housing Offers (choose one)

Offer A — Full House Lease (Furnished)

* $2,500/month (utilities included)
* Designed for a stable household that wants a rural base with real space and infrastructure

Offer B — Basement Operator Track (Preferred for the right person/team)

* Basement has separate entrance + kitchenette and can support an on-site operator living setup while the upstairs remains short-term-rental capable
* Rent credits/rebates and/or income may be available under a separate written addendum for clearly defined duties (property standards, inspections, basic coordination, readiness tasks, etc.)
* Operator credits are earned only when documented standards are met. Short-term rental income is seasonal and not guaranteed

Offer C — RV/Tiny/Yurt Sites (On-site households / “Guild” option)

* $1,000/month (utilities included) for approved RV/tiny/yurt/teepee-style setups where feasible and safe
* Sites are intended for capable households who can thrive rurally and contribute to a stable, respectful property culture
* Specific site rules (vehicle access, placement, utilities use, waste handling, safety boundaries) are provided during screening and must be followed

Note: Availability of sites and exact configuration depends on match quality, safety, and the final written agreement. Nothing is promised until paperwork is signed.

Non-Negotiable Standards (Read Carefully)

To protect the project and everyone involved, we operate with firm boundaries.

Security & privacy

* No public address posted. Location is shared only after pre-screen + brief call + verification
* Tours are scheduled in blocks; address/coordinates are shared day-of the tour

Written agreements

* All occupants must sign a lease/license and applicable addenda
* Verbal side-deals do not exist. Everything must be in writing

Screening required (before tours)

* Proof of ability to pay via one of: pay stubs/W-2, bank statements/proof of funds, contracts/invoices, retirement income, or qualified guarantor
* References (landlord/employer preferred)
* Consistent screening standards applied to all applicants

Conduct & neighbor standards

All applicants must agree to a Good Neighbor & Land Stewardship Agreement, including:

* No harassment, threats, hate speech, or discriminatory conduct
* No trespass; respect boundaries and requests from neighbors
* No photographing/filming others without consent

Violation is considered a material breach of the agreement.

House/property rules

* No smoking indoors
* No subletting; no unauthorized occupants
* Guests allowed only within written limits
* Prompt reporting of damage/issues is required
* Rural readiness expected (vehicle reliability, winter awareness, self-sufficiency)

Trial Period + Easy Separation

We use a trial structure because it protects everyone:

* First 90 days are treated as a trial period (month-to-month structure with clear expectations)
* If the fit is not right, the goal is fast, clean separation—no prolonged conflict
* Operator Track is always a separately terminable addendum: performance-based, documented, and removable without turning the housing agreement into a job dispute

“Guild” / Multi-household Collaboration (Optional)

We are open to assembling a small on-site team of households who want to move fast and reduce costs through coordinated effort. If multiple qualified applicants emerge, we may host an introduction call/meeting so candidates can choose whether they want to collaborate. Collaboration is voluntary, structured in writing, and must remain respectful and drama-free.

Philosophical disclosure (so expectations are aligned):

Sovereign Tree is influenced by practical ecological design and social ecology thinking: healthy land systems and healthy human systems reinforce each other. We also take group size seriously and scale in phases to maintain clear communication and responsibility. That said, participation in any political or philosophical perspective is not required. The baseline requirement is simple: follow written agreements, treat others with respect, and steward the property responsibly.

Unauthorized changes to land, utilities, structures, or common areas are not permitted and may be treated as a material breach of the agreement.

Each household must pay monthly rent or site fees in full and on time. There are no informal work-for-rent arrangements. Any rebates, credits, or employment (if offered) are handled only through separate written addenda or contracts with measurable scope and are not guaranteed. Independent enterprises may be possible but require a written Enterprise Agreement covering land or facility use, scheduling, fees or revenue share if applicable, insurance or waivers, permits or taxes, cleanup standards, and termination. Shared tools, equipment, and spaces such as barns or workshops are by permission and scheduling and may require training or checkout; residents are responsible for damage or loss. Rent supports mission improvements including energy systems, food systems, facilities, and land and water work.

* No liens: No resident or contractor may place liens or encumbrances on the property for any reason.
* Common-area work approval: No earthworks, utility work, or construction outside assigned areas without written approval.
* Brand and IP boundary: The Sovereign Tree name or media may not be used for business promotion without written permission.
* Guest and business traffic: Client visits, workshops, or public-facing activities require written approval and may be limited.
