SRCC (Santa Rosa Creek Commons) is an established Limited Equity Housing Cooperative (LEHC) where everyone is a shareholder and manager. We are located near downtown Santa Rosa, California. Our property includes 27 units in three 2-story apartment buildings and two older houses that have been divided into duplexes. As a cooperative, each household owns one share in the nonprofit corporation that owns the property. Members collectively self-manage the whole property. Members purchase a share just prior to moving in and pay a regular monthly Carrying Charge that covers the mortgage, insurance, maintenance, water/sewer, garbage/recycling and overhead. All members form the Board of Directors. Decisions are made using a consensus process in which proposals are generated by committees and decided upon by the Board at a monthly meeting. Each member contributes at least 8 hours a month in labor, in addition to the Board meeting and two committee meetings. SRCC is self-managed, and we do as much of our own maintenance as we can. Social events include monthly potlucks, holiday parties, an annual 4th of July+SRCC Anniversary party. Most of our community sits well off the street, nestled into a forest glen next to a year-round creek that runs through town. We are honored to have been referred to as a little piece of Walden in downtown Santa Rosa. Shops and restaurants in downtown Santa Rosa are just a short walk away, as are nearby services such as the main post office and library, Santa Rosa Memorial Hospital, the main police and fire station, and city hall.

Applicants need to get to know our community. To help with that, we require applicants to attend board meetings, pot lucks, work days, and committee meetings. Once they have fulfilled these requirements, they are added to a Waiting List. When a vacancy is imminent, a Membership Application Review Committee (MARC) is formed from members of the committees that will be most affected by the introduction of new member(s). The process favors those applicants who have demonstrated interest in actively participating, who understand consensus, and who possess (or are willing to learn) the skills currently needed to maintain or improve our ability to self-manage (e.g., financial management, leadership and building maintenance). MARC chooses the top candidates, each of whom has previously been approved as a potential member. We cannot predict how long you will be on the list before you are offered a unit. We do not choose based on date applied, but rather based on skills the community needs.

Shares are generally less than $30,000, set according to the square foot size of the unit to be occupied. A monthly Carrying Charge per unit covers community expenses (including mortgage, insurance, bookkeeping, legal and committee expenses.) Additionally, each resident is charged a water+sewage and garbage+recycling fee). Individuals pay for other personal expenses (phone, internet, gas & electricity). All new members pay by the current square-foot rate (based on the size of the unit they occupy).
